• Perform detailed move-in/move-out inspection with pictures and have the tenants sign the property condition report
• Collect rent online or by mail. Tenants will have the option to pay via credit card, ACH (direct bank transfers), certified checks, and cash payments powered by Western Union
• Monthly rent distribution via ACH
• Coordinate maintenance and repairs with licensed and fully insured contractors who have been vetted for good pricing and quality work
• Provide monthly owner statements, profit and loss statements, and cash flow statements
• Year-end 1099 preparation (efile)
• Owners, tenants, and vendors will have secure online and smartphone access to their portals to view up to the minute status of their accounts and submit maintenance requests for a seamless process
• Initiate and coordinate the eviction process, if necessary
