• Evaluate the property, perform market rent research, and work with the owner to determine an optimal rental rate for your investment property
• Market the property for rent with professional photos and provide exposure on the MLS, company website, and the most popular rental platforms including Zillow, Dwellsy, Trulia, Hot Pads, and more.
• Extensive application process that includes a full credit analysis, eviction and bankruptcy history, employment and income verification, and criminal background check
• Schedule and meet with prospective tenants to show your property 7 days a week
• Drafting, signing, and executing lease agreements and ensuring a smooth move-in /move-out process for the tenant
• Perform detailed move-in/move-out inspection with pictures and have the tenants sign the property condition report
• Collect rent online or by mail. Tenants will have the option to pay via credit card, ACH (direct bank transfers), certified checks, and cash payments powered by Western Union
• Monthly rent distribution via ACH
• Coordinate maintenance and repairs with licensed and fully insured contractors who have been vetted for good pricing and quality work
• Provide monthly owner statements, profit and loss statements, and cash flow statements
• Year-end 1099 preparation (efile)
• Owners, tenants, and vendors will have secure online and smartphone access to their portals to view up to the minute status of their accounts and submit maintenance requests for a seamless process
• Initiate and coordinate the eviction process, if necessary
